Basement Bathrooms in Barrie
Short answer
A basement bathroom adds a three-piece bath or powder room below grade, either connecting to an existing builder rough-in or trenching new drains into the concrete slab. In the City of Barrie, adding basement plumbing or building an Additional Residential Unit (ARU) requires a building permit via APLI. Our labour starts at $8,000 for a 7 x 9 ft bathroom on existing rough-ins.

Starting with what lies beneath your Barrie basement slab
Are you finishing a lower level in Holly, Ardagh Bluffs or Painswick for family and guests, or adding a legal second-suite bathroom near Georgian College or in Allandale? Every basement bathroom quote in Barrie starts with the underground drain pipes beneath the concrete floor.
In Barrie homes, basement plumbing falls into one of three setups:
- A usable 3-piece builder rough-in already stubbed in the slab. Most two-storey subdivisions built across Holly, Ardagh Bluffs, Painswick and Little Lake since the late 1990s have three capped ABS drain pipes stubbed through the basement floor for a future toilet, shower and basin, plus a vent loop in the joists above. Our plumber uncaps and tests the stubs, checks the vent connection, and verifies that the pipe centres match your planned wall framing.
- An existing builder rough-in that sits in the wrong spot. Production builders frequently stub basement pipes too close to the stairs, furnace or water meter. When the toilet or shower stub lands off-centre from where the walls need to go, our crew saw-cuts a narrow channel in the concrete floor, moves the ABS drain and trap to the proper position, passes the City’s underground plumbing inspection, and pours fresh concrete before framing.
- Adding new drains where no rough-in exists. In older Allandale, Eastview, Sunnidale and Letitia Heights bungalows and split-levels, there are usually no future drain stubs under the slab. We trace the main building drain beneath the floor, saw-cut a trench to tie in new 3-inch and 2-inch ABS branches (plus a backwater valve where required), or—where the street sewer exits higher up the foundation wall—install a sealed sewage-ejector basin that pumps waste up into the main stack.
Six stages of building a Barrie basement bathroom
- Headroom check, layout and APLI permit drawings. We measure ceiling joists, steel beams, HVAC trunks and cleanouts, then draft scaled floor plans showing fixture clearances and plumbing connections.
- Slab trenching and underground drain inspection. Any concrete cutting, P-trap and backwater valve work, City underground plumbing inspection, and concrete patching come first. Because we are working directly in the concrete floor, forming a recessed pan for a step-free curbless walk-in shower is often easier in a Barrie basement than on an upstairs wood floor.
- Moisture-smart framing and bulkheads. We frame walls over a sill gasket against the concrete slab, box cleanly around low ducts or shut-off valves with removable access panels, and bolt solid 2x8 wood blocking for the vanity, shower glass and grab bars.
- Water supply lines, venting and ESA electrical. PEX water lines, proper plumbing vents, GFCI receptacles, mirror lighting, low-clearance LED pot lights and optional electric radiant floor heating are installed and inspected.
- Insulated exterior exhaust venting. We route a dedicated insulated exhaust duct out through the rim joist to an exterior wall hood—never dumping humid bathroom air into the basement floor joists.
- Bonded waterproofing, porcelain tile and fixtures. Every shower enclosure receives a continuous waterproofing membrane before porcelain tile, the vanity, the toilet and custom 10 mm glass are installed. See our 5-step renovation process.
Keeping a below-grade Barrie bathroom warm, dry and full-height
Basement rooms behave differently from upstairs bedrooms. Concrete slabs stay cool all summer and winter, which encourages condensation when warm shower air hits cold surfaces. To keep a lower-level Barrie bathroom comfortable and mould-free:
- We confirm the foundation wall behind the bathroom is completely dry before framing; if you have an older basement bath with musty drywall or loose tile, visit our bathroom repairs in Barrie page.
- We build the shower enclosure with waterproof foam backer board and a continuous membrane rather than standard drywall, paired with an uncoupling membrane (and optional electric floor heat) over the concrete slab.
- Where steel beams or furnace ducts drop the ceiling height, we position the shower head and vanity mirror in the full-height joist bay and tuck the toilet or storage cabinet under the bulkhead. For compact fixture ideas that fit tight rooms, visit our small and condo bathrooms page.
City of Barrie permits and 2026 ARU second-suite incentives
The City of Barrie requires a building permit whenever you finish a basement with new plumbing, structural changes or fire separations, or when you add a basement apartment / Additional Residential Unit (ARU). In 2026, the City of Barrie is offering 50% off building permit application fees for ARUs (and full rebates on permit fees for units that achieve occupancy within 12 months of permit issuance), alongside updated January 1, 2026 Ontario Fire Code carbon monoxide (CO) and smoke alarm rules.

Basement Bathrooms: common questions
How can I tell if the 3-piece rough-in pipes in my Barrie basement are in the right spots?
Builders often leave basement drain stubs a few inches off ideal wall framing. We uncap and test the stubs, measure the exact toilet flange and shower trap distances from the foundation walls, verify the vent tie-in, and map the layout on a drawing so you know before construction whether any concrete cutting is needed.
How do you add a basement bathroom when there are no rough-in drains under the slab?
We saw-cut a narrow trench in the concrete floor, lay new ABS drain lines and a backwater valve tied into your main building drain, and pour fresh concrete—or install a sealed sewage-ejector basin where gravity drainage sits too high. Both methods require a City of Barrie building permit and underground plumbing inspection.
What keeps a basement bathroom warm, dry and free of condensation?
Because below-grade concrete stays cool in summer and winter, we install an uncoupling membrane over the slab, often add electric in-floor heating to warm the porcelain tile, and vent a quiet exhaust fan through an insulated duct straight out through the rim joist.
