Bathroom Renovation Barrie

Bathroom Renovations Across Barrie & Simcoe County

We renovate residential bathrooms across every neighbourhood in the City of Barrie and neighbouring Simcoe County communities. Because a 1950s bungalow in Eastview and a 2005 two-storey house in Holly are built very differently behind the tile, we tailor the plan to the age of your home.

Stretching around the shores of Kempenfelt Bay from Eastview and Georgian Drive down to Painswick, Holly and Tollendale, Barrie’s housing stock spans century homes, postwar bungalows, 1980s family subdivisions, 2000s south-end developments and waterfront high-rise condos. Knowing what sits behind the drywall on your street helps avoid surprises once demolition starts.

  • Holly

1990s and 2000s family detached homes and townhomes in southwest Barrie where builder primary ensuites and upstairs hall baths are due for renewal.

  • Ardagh Bluffs

Two-storey subdivisions backing onto the Ardagh Bluffs trails, often built with oversized corner soaker tubs and narrow stall showers.

  • Painswick

South-end family subdivisions near Yonge Street and Big Bay Point Road where homeowners upgrade builder-grade ensuites or finish basement bathrooms.

  • Tollendale & Tyndale

Larger detached properties near the south shore of Kempenfelt Bay where primary suites call for heated porcelain floors, freestanding tubs and frameless glass.

  • Allandale

Historic and mid-century homes south of Kempenfelt Bay where older plumbing stacks, subfloors and attic-vented fans are updated during a remodel.

  • Eastview & Sunnidale

1950s to 1970s bungalows and split-levels in north-central Barrie where barrier-free tub-to-shower conversions and compact 5 x 8 ft bath rebuilds are common.

  • Georgian Drive & College Area

North-east houses near Georgian College and Royal Victoria Regional Health Centre where lower-level bathrooms and legal Additional Residential Units (ARUs) are frequent projects.

  • Letitia Heights

1970s and 1980s family homes in northwest Barrie with original cast-iron or acrylic tubs, 4-inch ceramic tile surrounds and tired vanities.

  • Little Lake

Newer north-end subdivisions and low-rise condos where homeowners replace stock builder fixtures with custom tiled walk-in showers and quartz vanities.

  • Downtown & Kempenfelt Bay Waterfront

High-rise waterfront condominium towers along Dunlop Street, Toronto Street and Simcoe Street requiring condo board sign-off and booked service elevators.

Mature neighbourhoods and postwar bungalows: Allandale, Eastview & Sunnidale

Streets south of Kempenfelt Bay in historic Allandale and north of Highway 400 in Eastview, Sunnidale and Grove East include century houses, 1950s to 1970s bungalows, split-levels and older two-storey homes. In many of these properties, the main bathroom is a compact 5 x 8 ft or 7 x 9 ft three-piece room where plumbing and subfloors have worked hard for decades.

What we plan for in older Barrie homes:

  • Aging shut-offs, drain traps and subfloors. Older cast-iron stacks, galvanized fittings, copper supply lines without local shut-off valves, and plywood subfloors softened around the toilet flange are best replaced while the floor and walls are open. If you already see a water stain on the ceiling below, start with our bathroom repairs in Barrie page.
  • Exterior exhaust fan ducting for Lake Simcoe winters. Many mid-century bathrooms rely on a small window or an underpowered fan that dumps warm, moist air straight into the attic insulation—which freezes on the roof sheathing during Barrie winters and drips back down in spring. Once the ceiling drywall is open, our crew installs a quiet fan and routes an insulated exhaust duct outside through the roof or wall.
  • Aging-in-place tub conversions. Bungalows in Eastview, Sunnidale and Allandale are popular for staying on one level long term. Replacing a high-walled tub with a low-curb or curbless walk-in shower and solid wood blocking for grab bars makes everyday routines safer. See accessible bathroom renovations and tub-to-shower conversions.

1970s and 1980s family subdivisions: Letitia Heights, West Bayfield & Cundles

Detached and semi-detached houses across Letitia Heights and northwest Barrie often still carry their original honey-oak vanities, cultured-marble counters, 4-inch ceramic wall tile and steel or acrylic tubs. Here, a full bathroom renovation or bathtub replacement lets us strip out tired tile and drywall, install a thermostatic or pressure-balanced shower valve, add wet-rated LED pot lights, and fit a quartz-topped vanity.

1990s to 2010s subdivisions: Holly, Ardagh Bluffs, Painswick & Little Lake

Two-storey family homes across Holly, Ardagh Bluffs, Painswick, Mapleview and Little Lake were almost all framed with a four- or five-piece primary ensuite featuring a bulky tiled corner soaker or whirlpool tub deck beside a narrow 36-inch fibreglass shower stall. Because the modern ABS drain stacks and floor joists are usually in good order, the single most requested upgrade here is removing the corner deck and stall to build a spacious frameless glass walk-in shower with a stone bench, recessed niche and double vanity—often without moving the toilet stack.

Read our local article on upgrading a builder-grade ensuite in Barrie and see our black-veined stone double-vanity ensuite case study.

Custom and lakeside homes: Tollendale, Tyndale & Kempenfelt Bay

Larger detached properties in Tollendale and Tyndale along the south shore of Kempenfelt Bay frequently call for five-piece primary suites with freestanding soaking tubs, curbless wet zones, heated porcelain slab floors and multi-outlet showers—similar to our clawfoot soaking tub and glass shower case study and monochrome walk-in shower with body jets.

Basement suites and ARUs: Georgian Drive, College Area & South Barrie

With the City of Barrie permitting up to four residential units per residentially zoned lot and offering 2026 building permit fee reductions for Additional Residential Units (ARUs), finishing a basement bathroom near Georgian College, Royal Victoria Regional Health Centre or in south-end family homes is a frequent project. We handle both existing 3-piece builder rough-ins and concrete slab trenching under a City of Barrie APLI permit.

Waterfront and low-rise condominiums: Downtown, Dunlop Street, Simcoe Street & Little Lake

High-rise condo towers overlooking Kempenfelt Bay and low-rise buildings near Little Lake and Bayfield Street require condominium corporation approval before any demolition begins. We supply our WSIB clearance certificate, commercial liability insurance naming the condo corporation, and a written scope of work, and we book deliveries and noisy work around elevator reservations and building bylaws. Because condo drain traps are cast inside the structural concrete floor slab, our small and condo bathrooms crew renews the shower enclosure, porcelain tile, vanity and lighting without shifting the slab drains.
